This seems like a clear conflict of interest where an HOA president can use his role to his advantage and purchase another unit in the building without needing to ask anybody else for reserve details / bank statements/ etc, benefitting himself as an investor and harming other members of the HOA.Has anybody else ever come across this kind of situation?

I get wanting to start getting your asset producing but getting this going before you've been there, set it up the way you'd expect and making sure everything is ready to go is likely to harm you in the long run.

Plus any harm he does in the future may come back in a lawsuit against you.

Meaning you can't assume appreciation will fix a bad budget or poor money habits.
