At that time, it is the only house I was qualify to purchase How did you find this deal and how did you negotiate it?

I really want to do this deal (obviously) but when it sounds to go to be true it most of the time is. 

Be conscious of people's time and be respectful of the work your loan officer/broker is putting in to get your deal to the closing table.

Alternatively, if more time is needed, then they could pay you a fee to sell them an "option contract" to buy the property at a set price within a given time period.

Another option would be purchasing a single family home with the intent to rent immediately but it would take much more time to save 20% for a traditional loan.

Since I'm planning to do this from out of state, I'm uncertain if this is a wise decision, especially since it's my first time venturing into real estate.
