In monopoly you win with 4 red houses, and a green hotel, but in my experience you need only a single blue apartment building for finacial freedom. 

When I looked at the file, I saw the green card and thought I  am ok.

@Albert Greene, any updates on performance and experience with EM the last few years?

We used this stuff called  "green glue" and added 3/8 inch sections of drywall on top of the existing fire wall with the green glue between the extra drywall and we were able to decrease sound transmission significantly which has been another huge leasing / selling point.  

Wholesalers, auction.com, signs whatever....To me, coming from Los Angeles like you, it's an investors paradise here so I don't sweat the property taxes much, it's a write off, was figured into my cash flow numbers from the beginning and we don't have state income tax.

The rents can decrease but you can remain green.  

Right now, I'd turn my life upside down moving out of the city, so staying in the city (Seattle, Central District to Green Lake) is where I'd want to look at for myself.
