I'll probably try to get a rental in the near future (granted the deal is great) and see how it goes for a year then determine if I'm going to go into rentals full force or perhaps focus on rehabs etc.

The other downside to those types of properties is typically the sellers will not hold a second as they are cashing out from forced appreciation and want to put that cash into something else.

The last thing you want as an inexperienced investor is to feel forced to go with a contractor you're not comfortable with.I'm a big advocate of using conventional or FHA owner-occupant loans on the first deal, especially if it is a rental.
