What are some tools needed to do a wholesale deal

A few folks said go wholesale...but wholesaling to me is a job that requires boots on the ground, and cash to start to make a dent.

You can't really wholesale something that is turn key or close to it.

He owns successful real estate business where he buys and holds, fixes and flips, wholesales among other things he's also a real estate agent.As I take him to lunch this week what are some good questions that I should ask him?

I am a real estate agent in Tampa with a wholesale brokerage and I have noticed a huge trend lately that I wanted to get opinions on.  

Can anyone recommend a good wholesaler in the Boise area?

The pay is good, the benefits for my family are great and I generally like going to work in the morning (usually).This puts me in somewhat of a weird position.I've been wanting to wholesale since my work schedule is very random but very flexible and would work well for meeting with property owners.

Fast forward 5 years and 1 month after the closing on that first property and i've completed 11 flips, one wholesale deal, one BRRRR on a single family property and a newly purchased house hack duplex.
