Most properties are sold furnished, and some with bookings already in place. 

I am asking about that area since a 2 bedroom home could sell for about 460-550 decently remodeled and the higher priced 2 bedrooms on Furnished Finder rent at about $3,400 a month.

You can also cross reference listings in your area that you find on VRBO, Airbnb, and Furnished Finder.

I'd get rid of a bunch of that crud and just make sure it's furnished nicely. 

I would suggest you look at what others in your area are charging by using Furnished Finders rental stats, and keep it at market rents.
