Hi @Jeff Fairchild, if you're looking to buy leads, remember that real estate will always be a local thing - if you're looking to buy across the nation and have the systems in place to support that, that's one thing; but if, as you said, you're looking for leads in your specific farm area(s), buying leads may be a challenge as a pure function of volume.

Here is the diagram you referred to.Please notice the 3 column Presentation includes:Buying - Controlling with Seller Financing : Lease Option Assignment, Sub2 with or without land trusts, contract for deed, master lease option, wrap around mortgage - all inclusive trust deed, purchase money mortgage, etc.Using a legal pad  - Visuals help home sellers look at all the options.

A three bedroom floor plan may actually be worth less than a two bedroom floor plan  in that scenario as that is not really enough sq. ft. for good room sizes and a functional floor plan.

@Ryan Dossey I think suit & tie are a thing of the past for the REI buisness, unless you are going to a business function, or your work environment requires dress up like a mortgage manager in a bank.Covering up tattoos is a smart move of yours. overtime, when the client knows you further.Then  It may turn into an art.
