Looking to fix & put tenants in.

Been at this for almost a year now and can't get the finances in place to start doing Fix and Flips.  

We have a great communication with them and all plan on learning a lot.SO.On this deal, we are purchasing to fix & flip, then giving the investor a percentage of the profit (plus a small interest % on their money while we flip).The deal is:Small 2b 1ba housePurchase price $42,500ARV $103kRehab costs ~$25k (mostly cosmetic, like new kitchen/bath, also new windows)Which keeps us at 75% value.

Great information for a nominal amount of money plus the Pest Inspector gives you guidance on what needs to be fixed for Pest 1 and Pest 2 clearance (which you will need) when you sell the home.

A fixed rate 30 year seems better than the variable rate HELOC, but having the flexibility to decide on pulling less equity out as I go might be beneficial.

Ask the seller to evaluate the issue and get a quote to find/fix the issue?

I'm not 100 percent interested in fix and flips at this time. 

I have walked through the property and fixed visible things with risk, but I would love to know any attorney I should contact in case I need to fight through a lawsuit when there is a fraud.

What qualifies as a good rental market will be different from a good fix and flip market.
