Given that the property is located in a C/C+ neighborhood with a tenant pool that may not be the best, and with many neighbors owning pets, I'm debating whether to replace the carpet with LVP (Luxury Vinyl Plank) flooring from the outset.I have a cat, and while he's generally well-behaved, there's a chance he might pee on the carpet if he feels threatened by other animals (read: if the other animal is inside the same living space as him).

I still feel like investing in vacation rentals can be an outstanding investment, but you've got to score a good deal when you buy, and you cannot be counting on a fresh buy for much, if any, positive cash flow unless you scored a crazy good buy.

Oddly enough, I actually made an offer 48 hours after the property hit the market and the best I can gather from their agent is that since they own the property outright, they feel that by offering bond for deed they can get their full asking price.
