It is a huge red flag if they truly don't care about the features, if they are just desperate to take anything.

I'd continue to read the amazing content here on BP but also recommend to attend local REIA's to meet investors; they typically waive the entrance fee your first time around.

There isn't much reason to believe that this area will continue to appreciate (not likely at this current rate, but more gradually) and it will be a great wealth builder for me in the years to come.

I think it feels more like 2007.I hear ya on the ten year cycles but in the markets I am working in.. job growth is continuing at a rapid pace .. not sure what would slow that down and with the new tax laws its even stronger..
