We are inheriting tenants in the upstairs apartment and need to present them with a fresh lease. 

Long story short is that my tenant apparently had some friends that stole from a local corner store and were hiding out in my building.

I have a vacation home that has no mortgage and we are trying to pull out equity from it to purchase another property to use as a rental and vacation spot. 

My girlfriend is just finishing up her schooling and internship so isn’t making any money right now but will be able to get a good job shortly after we can move.So I’m thinking of doing the 1031 into a duplex we can live in half of it and then once she has the new job we can buy a SFH together. 

My plan so far has been long term rentals, but, recently, the idea of short term rentals crossed my mind.

We are hoping you can help.

We are shooting for 3x income, but might settle for as low as 2x, if the person seems like a good candidate.

Whether that is putting more money down, rent by the room, mid term, short term, etc., there's just no path that I see to get any real month to month cash flow (like actual cash flow, not spreadsheet cash flow).
