I'm not familiar with your market specifically, but I do know LA is pretty inflated so I'm not sure that you can find a great option but it's a fantastic way to get your foot in the door with investing, gain experience as a landlord, build equity and possibly save some money with less risk.

Even with the repairs, you bought at such a great price that it looks like you will have fantastic cashflow on this deal.
