All communication should come through you or at least be copied to you. 

#1 by far is Communication.From there #2 has to be timely Maintenance.If you can provide great communication and take care of maintenance in a timely fashion at a reasonable price you will be more effective than 99% of rental property owners.

All kinds of options have come up, from storage to little art studios, possibly small efficiencies, etc., which are all still up in the air.  

I have great communication with my tenants and nothing passes a week before I repair.
