In the startup process, we call this the "BUILD MEASURE LEARN FEEDBACK LOOP"For example, we make a decision to add a feature, then we do split tests, measure the results, and then make a decision based off those results.What I am saying is, I am willing to learn to do due diligence, do precise analysis etc, but I am just absolutely tired of shooting in the dark (or at least watching my dad shoot in the dark).

I just went over to a house I have been considering buying over the past few months , and did a Lead Paint test on various spots on the exterior of the house...... and sure enough, it tested positive for Lead paint.My question/concern is ..... what will be required to get the house appraised and or Inspected and approved for an FHA 203K loan ?

Hi Robert,I've worked with these scenarios for FHA owner occupied many times prior there are certain guidelines that are much different than standard FHA plus the fact you can use income that's not yours or projected income to help you qualify.In areas where rent to price ratios are higher, the income from the other 3 units can practically "self qualify," the entire property which means you need very little income of your own.Some other things to be concerned about are 3 months of reserves on these FHA loans as compared with "no reserves," usually needed on normal FHA loans.Self sufficiency test, the gross rents of all units including the unit you'd be living in must as a monthly income figure be equal or greater to the PITIA of the entire property or higher.Hope that helps.
