Look around for an agent that works with investors directly since they can often find deals before they hit the market.

So every now and then I'll shoot them a good morning, maybe ask a small question about real estate, etc. they usually respond and send me in the right direction.

I think I have a general direction of where I need to go but I’d love to talk to some pros about everything and see if I’m heading in the right direction.

About to start my first direct mail campaign, would like any opinions on it.

They are also working many listings at one time and have to work within their client's directive.

Does anyone know the answer to this or direct me to the right person to ask?

The person doing the work should provide a written invoice with materials and labor broken out.
