Your best bet for SFH rentals at the $1million price point is STR in resort areas like the Outer Banks of NC or other coastal communities where houses at that price point are true 8-10 CAP and with mortars for 30 year loan or interest only you can easily generate mid range double digit returns without worrying with vacancies, collections or evictions. 

On all properties that we provide landscape services the landscapers are instructed to report on the presence of these potential legal and financial liabilities.

Talked to a guy there offering commercial 75% LTV 10 year term, 30 year am, rates around 5%, no seasoning requirement, individual property values they go as low as $40k but minimum $500k loan amount.  1.2 DSCRSeems good on paper if you have a lot of relatively lower value properties with equity like I do, but they don't have much of a presence online so figured I would check here.Thanks!
