If she insists on staying, tell her she'll have to accept it as it is unless something major breaks that makes the home non-functional, endangers the health/safety of someone, or is causing further damage to the rental.

first off you should be commended.. all the folks that I have seen over the years weather all sorts of storms be them health, relationship, financial have had massive equity or little or no debt.most people strive to have no or little debt later in life..
