You can not count on protecting your assets any other way.Unfortunately the US system has evolved into viewing lawsuits like buying lottery tickets due to the insane rulings by courts.

It's an over view looking out, you don't get to ride the donkey to the bottom of the canyon, that's another ticket. :)

Really just capacity and staffing challenges that are manageable if you have a great mgmt team...We have a client - Spartan Value Investors in Birmingham, AL - and I think they are a lot like what you're describing, and it helped them build a business that was recently named # 246 on the Inc. 5000.  

The contractor that viewed the property with us, estimated the cost of the construction at $100,000 with a 65 day time frame.

All was well when it was viewed, inspected and appraised.

Following with great interest.I've dealt with strata councils for condos before and am familiar with some of the dumb things they'll try to do; this has pushed me away from HOA's for future investment as I see similar patterns / horrors like what's described here (ouch!)
