We have spent time defining our property criteria and looking at markets in: Kansas City, Mo., Lehigh Valley, PA, Northern Kentucky/Cincinnati, Cleveland, and Bakersfield, CA.  

As Jay pointed out, there are some bad characters with plenty of cash looking to set up a meth lab or their dog-breeding business.3.

This also gives you a chance to speak with and get a sense of the character of the lender or their representative.Be very skeptical and cautious of unsolicited email offers, action demands, or information requests, even when they come from banks or other companies you know or have a relationship with.

The old saying “what you do when no one is watching defines you” or something like that haha.

The best advice I've found comes directly from @Brandon Turner himself, define your criteria.

Define "high profile".

Unless there is a legally recognized exemption (many exemptions are defined at a state or local level), then the termination clause in your lease would apply. 

The lease defined excessive use and indicated charges  x % above the yearly average would be billed back to the tenant.

That means you offer housing to the first applicant who meets your pre-defined criteria.
