I purchase homes at the court house steps. 

I am currently flipping homes in Orange County and just purchased a home at the court house steps.

That appears to be wrong.Second, I am not sure how you will be able mortgage out for 100% of the money invested, even with a refi (Fannie/Freddie limits cash out refi's on MFR to 70%LTV, purchase to 75%LTV).  

If they are late on rent put them in rent court and never chase your rents.
