Should I continue to focus on finding a BRRRR or look for a cash flowing property that I could attempt to get a conventional loan; however, it seems that could be difficult for me at this time.Thanks for the help!

I made the house ADA friendly and the tenants have someone come in daily to cook and clean - they are great housemates. 

I feel like starting out with cheaper properties is a safer and more affordable  option for me at the moment. 

Why should they do the work and leave excess meat on the bone?

When I owned a home and had contractors working on it, they would contact me when an issue came up.If the issue was urgent, they would call me at work and if I didn't answer the phone, leave me a message.

Deals like this ( with little meat on the bone) are not worth pursuing in my view 

@Josh Cook I believe you are correct. 

Although I am sure it will affect me at some point I am trying to find locations that I have personal knowledge of the market saturation, overall market, and we do a evaluation of the property before purchase forecasting things that are more common maintenance issues.
