Meanwhile, on LoopNet, about 3 minutes from this property is a 16 unit complex - 2 buildings.

I do occassionally use an HVAC company for complex furnace issues.I do this full time - my real estate porfolio pays the bills.

If someone else values the property differently and comes up with a higher number, let them have it.The problem is that "cabin complexes" 5+ units are often run under the table- so they have income, but it's really undocumented!

The 24-units complex nearby is charging $850-$1100 for rent according my market research. 

Lead paint is a complex subject and I have only touched the surface.

I see it more beneficial if your cash flow is $15k+ annually and/or if it's an apartment complex.

I am looking 10-15 unit complexes in Asheville and have little knowledge of the property management in the area.
