I am currently reading Long Distance Real Estate Investing.

There may be some exceptions, but you'll have to really shop around to find them.Long-distance investing is a little trickier, but is done all the time. 

Also being long distance there are ligtimate expenses that can be applied to the USA side.

I started with a turnkey property long distance, which isn't what most people would recommend, but it was a market I lived in previously.

I've also lived in Reagent Square and there you would find a pretty easy commute to Oakland.

Quick commute to employment and transportation is very important for tenants.

I need to be close to my campus too, I can potentially get a car and drive to campus as I only have 2 classes per week, obviously wouldn’t want the commute to be more than 1 hour.I study Computer Science as a grad student and expect a high paying job once I graduate (entry level is $100K) which would be my income, but currently I am supported by my dad.My ideal goal is to generate cash flow, even if it is $10 in the beginning.

In the US, people wholesale from long distance, but that doesn't mean it will work in Isreal.The biggest obstacles are laws regarding assingment contracts and taxes.

Also forces you to do management at a distance and have systems in place to make it work which can really help as you progress!
