i can see you posting something like this every month unless you take control now..it's your property, your cashflow, and your bank account..for now on, when the tenant complains, you choose the contractor who goes out there and you decide what they do...the tenant doesn't get to decide to have more work done at your expense..in the meantime, i'd work on finding a reliable handyman, and some licensed subs for the more complex issues...good luck

However which do choose depends on the situation.

Jscott/Mark,I understand why an appraiser or underwriter might be concerned if I bought the property for $125k and turned around and tried to sell it for $170k without doing any work.With that said, just because I buy a house for less than it's worth doesn't mean it's worth what I bought it for...It's worth what someone else is willing to pay for it, which is $170k+ according to comparables...From what it sounds like though, it might be worth doing some light rehab to the house, in order to justify an increase in price, which might be just paint, fixtures and carpet...

Bill - I might add that the stragtegy you ultimately choose may depend on the lifestyle you want to create.

---NOI is overstated because you are not accounting for expenses from the basics (paint, cleaning, etc.) to the expensive (roof, hvac, electrical, etc.).

We always try to choose renovations that make it easier on us in the future, time-wise and maintenance-wise in addition to what is expected for the area.
