My suggestion would be to select someone with the most forum posts or most reviews.

Search the boards on BP about a market correction from 2019 and 2020- there will be plenty of those posts and property values nationwide are up 2-3x since then. 

Generally, wholesalers and agents with deals will post here.

@Benjamin Greiner just commented on another post about a tenant threatening to sue over mold issues - that tenant neglect caused.We told the landlord their lease should have had provisions in it to hold the tenant accountable for the damages.Standard leases only cover the basics, so you should Google all the leases you can for ideas to take to an attorney to include.

The reason I say that is because from the wording in your post, your still fairly early on in the process and may be susceptible to falling for the "next best thing" pitch that you'll find all too common both in BP as well as out of the forums.
