There are so many "loan products" available now that shopping around and doing your own research is a good idea.A word of caution.  

I don’t want to bring politics into this forum, but in this particular case, I think that the word proceed with caution are appropriate.

If not, proceed with extreme caution.

Even buying an S&P index fund (which has done fantastically over the past decade) really should be approached with caution and due diligence as it may not continue to perform very well in the next decade.

Normally if I read a post like this from anyone else I’d advise caution but bear with me....My strategy is based around maximum leverage to acquire as many rentals as I can right now.

So proceed with caution. ie: make sure you have a plan to pay down the HELOC (cashflow) not just leverage it.

Says he'll put the money away, rent a small apartment, and his cash assets will carry him.I cautioned him that rents can increase in the future and his cash assets may not carry in.

A personality of caution but not stuck helps.
