Even though you can get property really close to a southern CA beach, its not exactly what most people would imagine as a desireable beach due to the polution in the area.

Depending on your terms, your loan could be usurious in CA.

I just closed on my first property (R1 with a ”rec room” in Torrance, CA).

Coverage will vary by local, city, county, state governments, but some examples might include requiring sprinklers, upgrade electrical wiring (older homes can have aluminum wiring which isn't used often anymore at least in CA), electrical panel upgrades, insulation / energy value requirements, different fire place construction
