I invest in my backyard (North Jersey) however if you plan to invest out of state you should consider management costs and add that to your expenses when working the numbers as traveling back and fourth dealing with issues will surely burn you out before you become profitable.I manage quite a bit of single and multi families in NJ myself but I live a stones throw away from then.

(if you are not already fimmilliar with mls contracts "do-so" This way the agent gets compensated for the deals closed on and not burned out looking for deals.and of course there is the possibillity of reffering listings if you do your own marketing (listing refferalls on housing that are not deals for you)It really comes down to your business model and knowing the value of it as well as knowing exactly what you want in a working realtionshipSet those MeetingsGood Luck
