The property is located a few blocks away from a downtown chicago suburb with a (Metra) train station that'll take you downtown.The major complication is that it has tenants with 6 months left on the lease at $1500 that is managed by a professional property management company. 

As for proof I have a letter where the tenant basically states that her son made very large holes in one of the bedrooms as for all the other damages I don't have proof since I just inherited the tenant.

Or maybe just a friendly letter will do?

Tenant must show preapproval letter or similar showing they intend to buy the home.

That said, I have my contractual job offer letters, bank deposits, etc.County is Union County, NJ.

If the egress well is a concrete wall or block it should be more.
