If I had enough capital, I would go to auction, after walk through, and consider buying at auction (given I knew all possibilities of of tax liens, etc) but at this moment, my connections and capital is not adequate. 

Hopefully they'll condemn the building and that should get the ball moving quickly to force a cleanup or auction of it

If it appears to be $700 or greater in value, then the landlord must auction the property.

You buy as is at the auction and won't have a good idea about the condition of the property before winning the bid and obtaining the title.

I am putting a house under contract that is scheduled to go to auction next week.

You might keep an eye on auctions and sheriff sales.I'm not a fan of the "up and coming" areas of Indy as there were a lot of investors who have gotten caught in Bates and Fountain Square without being able to sell their homes at a reasonable price.

There are 2 more houses in town that are for sale/going to auction that I'd like to pick up, but it's just not a good time!
