There is no government oversight in our industry and because of that there have been instances where QIs have not safeguarded their client's funds appropriately and/or they don't have the expertise and experience to adequately assist a client engaging in a 1031.

The two things mentioned were waiving late fees for a period of time, and deferring payments.I chose to go with the payment deferral approach because it provides the assistance they need.

Or if you want to find a way to make it work with the current tenant, there are lots of ideas in the forums for assisting someone with temporary financial hardship due to coronavirus.

Don't know if I could get a commercial loan for a foreclosure or duplex under 120k .I'm hoping to buy a few rentals to allow for some extra income for now and to assist in the future incase i lose my job or become disabled. 

It is a USDA property and accepts rental assistance, I'm wondering if there are other tenants that could qualify for this type of housing.
