One of the things I added to my criteria, was that I denied people who were late to appointments (gave them a 15 minute window only, unless they called and had a good reason like they were stuck in gridlocked traffic), if they didn't call back when they said they would, or drop off documents when they said they would, etc.

@Mike Barry please don't waste your energy fighting Comed because it will take hours of being on hold, getting moved around to different departments, and waiting on appointments that are three weeks out only for them not to show.

Remember, we don't get paid for the hours we spend doing research, sending the Buyer e-mails of each property that comes on the market, making appointments, wasting gas and wear-and-tear on our vehicles driving Buyers around showing houses, only to have the Buyer use a different Realtor when they finally decide to buy.

Remind them of your application fee and that it won't be refunded if they are denied, too.Then, make an appointment with them.

@Wilson Churchill I gave up listing the houses on the free sites about 2 yrs after I started this amazing business. the quality of people on the MLS is 450x better than the trash that's on all the other sites (combined). the calls, the missed appointments, the no shows, the dum-dums that can't read directions/instructions, those that think their $2.56 balance in their bank account will qualify them to live in one of my houses. please..who needs that stuff. i am happy to pay the agent ONE month's rent and have them deal with the people and stay there 4 hrs for an open house.

You'll screen out the people who don't have bank accounts and/or know they won't pass the credit check.You'll always have a bunch of hopeful applicants, who will waste your time checking them out, hoping you won't be thorough.For any checks I collected and didn't use, I'd ask them if they wanted to come pick them up (by appointment only) or let me destroy them.
