I'd begin with the broker, see what bases need to be covered and then approach an attorney, might make his job easier and cheaper for you.

Just wholesaling is already challenging enough but it's much easier to learn and do.

The lessons will hurt much less and will be easier to recover from at a younger age.

But thats easier than tenants IMO.I'd recommend a 4 unit over a 2/3 simply to maximize your unit count.
