Make sure you include a buy-out agreement in your agreement. 

I recently wrote about 2 Amendments to my Purchase and Sale Agreement that made me $65,000 on a recent Wholesale deal. 

Supposedly Joe Smith has an agreement with the lender that once the loan is paid off in full, ABC Properties will sign the deed over to him (Joe gave written permission to the lender to release information to me so that I can confirm this setup and find out the process for purchasing the property; I have left a message with the lender and am waiting to hear back).   

But don't mislead homeowners with junky guru contracts, you can use a standard contract and use an addendum to address specific agreements.

We just include a 'seller to hold a 20% 2nd note for x%' in the purchase agreement.

If not, ask your broker as it's my understanding that technically the commission belongs to the brokerage, not you, and he has an agreement with you about what cut you receive out of his commission.  

The only problem is that the agreement was sign on the 19th and my partner is in the middle of purchasing another property which he want to delay sending in the application and other requirement until this is finish.

Listing price was 205K, we agreed to a purchase agreement at 185k.
