The attorney's get to have all of their cases heard first, but I don't think they get any expedited treatment aside from not having to sit and wait for an extra 30-60 minutes to go before the judge.If you own rental property, you will experience all kinds of negative situations (evictions, lost rent, fires, stolen AC coils, etc.).

Mario,I'd strongly consider reporting them to the Florida Real Estate Board (you can find a link on myfloridalicense.com).I am not sure what you can do about recovering funds that were stolen that were not in escrow, but you should be protected against lost escrow money from the Florida Real Estate Recovery Fund.We manage property in both Orlando and Tampa and I would be happy to answer any questions you may have.

When collecting security/holding deposit I do have lease language that states if they back out between lease signing and move-in, they pay pro-rated rent for the lost rent they've caused me.

Put that all together and you are trying to negotiate a short sale with multiple parties - often through their seller's real estate agent (whom I find is more in the way than anything else).That's currently the situation I am in, I feel really lost even though I've read so much on real estate investing.
