It's tougher because the inventory is low and sometimes the market can be thin but if the town is in a boom due to new jobs than yeah.I live in a small town myself and the inventory is very thin but the market is steady some good deals around here.

I haven't dabbled to much in hard money as the ones around my area (Southeast Virginia) want too much paperwork and are in my mind too much of a hassle to deal with (eg. draw payments, weekly progress inspections, control of fundamental rehab decisions, etc.).
