You don't have to be super modern, but you hopefully don't have wood paneling on the walls. 

I will be replacing the kitchen and I'm debating between wood and MDF cabinets.

The on market volume is still pretty low in my neck of the woods and I have been considering sending out mailers/driving for dollars ect. to have some extra firepower to create more opportunities.

People will take scrap wood, metal, broken appliances, extra tile, carpet, etc.
