@Lee I.Owner wants to just wash his hands of it, he put a ton of money into it and hasn't made one cent.

@Lee Jea youll get a better interest rate from the bank when you refinance in your personal name. i'd recommend using your personal until you reach 10 properties. you accept a little more risk keeping it in your name, but even if you are sole proprietor of LLC there is still risk.

@Jeff Lee If you are planning to  pay in 5 years basically that's what you want so getting 30 year fix won't benefit you because it has higher interest rate.

@Jason Lee I appreciate your brusqueness, but I'm not switching from a photographer I already know does a good job for a 10-15% discount from an unproven photographer, so I'll be just as brusque and say your idea is garbage.
