I think LLCs are over rated unless you have to hold the property in one for financing like most DSCR lenders will require.

The man selling said he knows he will lose money on the deal as the property already appraised for $560,000 but would love to get a young investor like myself into the game since his son did not end up sticking with it.

First, the title insurance protects the Buyer, not the seller.

You don't have a great case for a tax appeal here because it looks like it was upped based on the renovation and improvements done prior to you buying it.

I would consider selling a property to pay off the credit card debt.Maybe your husband can manage the STR listings and potentially do the cleaning.Best of luck
