6 unit building has 1 roof, 2 furnaces, and 1 hot water heater.  6 single family homes have 6 roofs, 6 furnaces, 6 hot water heaters....So from a repair perspective, which would you rather have to deal with?

If a tenant moves out or you have a water heater or AC unit go out you will need the reserve.
