In regards to areas, I've prepared a list below based on my experience as a property manager in Hartford County and Springfield MA. 

Prepare now.... 

You will probably need help(hire your own sharks, ie brokers, lawyers) and have to pay for it accordingly.Lastly, the above pain points are all manageable if you are prepared(good brokers/partners and realistic planning) and well funded.

It is helpful to know what level of extra rigor will their underwriting provide, how well do they personally understand what you are trying to accomplish and if there are big challenges, how well will the understand those, possibly prepare you for them and/or be able to offer mitigation advice.#3 - Decision making and control - Are they a direct lender and make all funding decisions or do they have to go to a committee, sell your loan to an investor, etc.#4 - Integrity - personally and funds - what is there reputation, do they say what they do and do what they say?

and given the current lending conditions, which will probably stick for the rest of the year if not next are you prepare to cash out at 60-70%?

Is there any single real estate internship/job that will best prepare me for investing in real estate.

My summary advise would be to hold off until the details of the ordinance are released or be prepared to convert your existing space to a dwelling unit.

I’m reading it now, preparing for maybe an increase in foreclosures in the next 12 months.

Though, if it doesen't sell using a lender and cashing you out be prepared to either owner finance or rent it out.
