Guests will not be happy to walk into a place that is not really clean and has broken things, missing things, etc.

And they told me of other issues with the property that of course Mr seller didn't disclose during walk thru.

.So estimated values is 160k, outstanding loan amount is 96K, so at this price the home is a 60%, now everywhere i read the benefits for the owner to go with pre-foreclosure is to safe credit and walk away with cash. so in order for the owner to walk away with cash i will have to buy it for more than 96k, and it wont leave me room for repairs, interest and fees of hard money etc.  

I know there will be people that walk away based on no garage but there will be others that really don't care as long as there is a shed for a lawn mower etc. 

It was actually scary walking on it.

One must be ready to walk away if need be.
