What should I have the realtor look for when he goes out to see the properties?

Question is what are the step by steps I need to do for finding out what work will be needed and how much it’s going to cost, etc. if for sure needs work. 

I have three properties in Georgia that doubled in property taxes and one to include sewe assessments.

I started last year and have completed three successful projects with 30% returns before tax within 3-6 months.
