@Brett Dudley the inspector for any buyer should catch the roof needs replacing and any other major issues, which should lead to the buyer renegotiating/lowering their offer price to cover these.

There is no functional issue to the burner and rather seems to be cosmetic.

This might also be an issue in Fort Morgan , but we couldn't see any when we were in Gulf Shores or Orange Beach.In the end, it comes down to one thing:  Orange Beach/Gulf Shores has a Buc-ees nearby, so of course, they'll have better appreciation :)

If Cash Flow is your goal, then Columbus, OH might help you get there faster, especially if you purchase 2-4 units small multi family property and rent it as mid-term rental.
