I'm curious as to why you would need both. 504s will have a lender doing a first and a 2nd with the 2nd being purchased by a licensed development corp in the area that works with local institutions on those types of loans.

Hello -I was wondering what the chances are of a bank or other lending institution letting me borrow with a co-signer.

I would have thought a project this size in a good market like C Springs would have attracted larger buyers with institutional funds.

I've been under the impression institutional money found the asset class several years ago and drove yield down through aggressive bidding.

I recommend you check for a local chapter of the Community Association Institute, and check out their resources.
