Hi all,I recently had to walk away from a deal because I  didn't have a good hard money lender.Just wondering who's giving favorable LOC or similar loans, or even a good hard money lender.

After a few tough months of back and forth, and them playing hardball, I discovered they haven't paid their mortgage in months and was able to use that leverage to get this deal closed at a favorable price (my first future rental property). 

We found the contract to be VERY one sided in favor of the builder.

It turned out that another couple from our same church was getting a divorce so we were doing them a favor so it would not go to foreclosure.

If you just want to be a buyer's agent, the broker will split most of it in his/her favor because they are generating the leads or paying for them. 

You want people the see you favorably.

The person who speaks first is the one that sets the starting point for negotiations...in their favor, and establishes their control. 

We don't do ourselves favors by not acknowledging the impact, or perception of impact, on the average (especially first time) home-buyer.

But is there any particular strategies we can use to package the loan in a way that would be favorable to an underwriter....considering all that was shared in the OP?

You found some favorable source of funding for your next 4 properties, and you can't qualify by yourselves.
