Any thoughts on how I may set expectations or work this into the lease before execution in coming few weeks?

The more people are interested in flipping homes in PR makes me believe the recovery can happen faster than expected.  

Since we are expecting the rehab to be pretty be expansive we figured it would be good for a BP deal diary which we haven't done in a while.
