@Jordan GrahamCurious we had several people reach out to us about lending to them and they all have noted the “norm” in SD is they get a first from a national lender and are looking for a second to fund the remainder of purchase price and rehab - so 100% financing included rehab so they have no skin in game…I politely said umm no thank you - but was curious is that the private lending environment in SD?

Tax's are quite low and desert environment is fairly friendly on the houses .. just get a stucco house with a tile roof.. landscaping can just be desert rock .. very low maintenance. 

I went to a lower / working class k-12 and never had private prep school type environment.

If their bill gets too high, I'm guessing they will call and complain which will effectively answer the question on the climate controlled environment.

Much easier to plan around an FHA or VA loan for primary residence, then refinance/rent after a few years in this environment.
