All the solutions, I'm worried about their longeity since the two bigger players in the space have shut down within a month of each other.  

By investments, I mean totally passive - dividends from stocks, coupon payments from bonds, interest from CD's, rental income.

An investor who is going to buy and hold real estate is looking for a better annual return on their initial investment than what they could get in a CD, stock market, IRA, etc.

I don't know your area but go learn the local magistrate system and the players.
