If it were me, I'd make it clear to the tenant that you understand the ceiling fan has "run the course of it's useable life" and ask what date might work best for tenant to allow entry for replacement.

You can do it as a "Net" price to the seller or figure what is due and offer that price with the seller providing title "free and clear of all encumbrances" Either is find, just make sure the contract is clear.
